Acadia cuts its profit forecast while new rent waits for store openings
Acadia cut its GAAP profit forecast but held adjusted FFO guidance. Signed rent waiting for store openings has more than doubled since March.
Beyond the headline.
Inside the numbers.
Ticker Byline
Acadia’s retail leases and rent pipeline are growing, while property write-downs lower GAAP earnings guidance and store openings determine when new rent begins.
Acadia Realty Trust (NYSE: AKR) owns street retail and open-air shopping properties. Its investment management business also invests with institutional partners in retail real estate.
Acadia’s share of annualized base rent from signed leases awaiting store openings rose from $10.5 million at March 31, 2026, to $16.5 million in June and $21.8 million in September. The figures include its investment management interests and development properties.
The Henderson Avenue project in Dallas targets openings throughout 2027, with that year’s property income weighted toward the second half. About 90% of retail space is leased or in advanced negotiations. Acadia completed approximately $152 million of street retail acquisitions in Q3.
Amounts are USD millions except per-share figures. Consolidated revenue includes controlled investment funds. Earlier property sales and a February recapitalization into ventures in which Acadia retained 20% interests changed the portfolio included in those totals.
| Three months ended September 30 | 2026 | 2025 |
|---|---|---|
| Revenue, GAAP | 95.0 | 101.0 |
| Net income attributable to shareholders, GAAP | -3.6 | 5.6 |
| EPS, GAAP | -$0.03 | $0.03 |
| NAREIT FFO per diluted share | $0.30 | $0.28 |
FFO, a non-GAAP property earnings measure, adds back depreciation (the accounting charge that spreads property costs over time) and qualifying property write-downs and removes property sale gains, with adjustments for shared ownership. It differs from cash flow. Comparable property income after operating expenses grew 10.2% in Q3.
The 2026 GAAP EPS forecast fell to $0.29 to $0.30 from July’s $0.40 to $0.41. A $11.7 million write-down on two properties accounts for much of the reduction. NAREIT FFO guidance remains $1.19 to $1.21 per share; adjusted FFO remains $1.24 to $1.26. Adjusted FFO also removes specified transaction and other costs.
At September 30, consolidated cash was $38.0 million and the carrying amount of debt was $1.819 billion. The debt total includes the full debt of controlled investment funds, including the portion attributable to outside investors. Proceeds from 17 million shares sold under forward equity arrangements had not yet settled. Operating cash flow for the first nine months was $132.5 million, versus $125.0 million a year earlier.
