A $10.2 million deferred rent receipt accounted for about 57% of the quarter's increase in rental revenue. Total AFFO was $116.6 million; normalized AFFO was $107.2 million after a net $9.4 million adjustment that includes the rent receipt and other offsets. The share count used for AFFO rose to 260.8 million from 244.5 million.
These fiscal 2026 forecasts are per diluted common share. The August release reiterated the July 21 outlook. The November forecast includes only investment and capital-market transactions already completed.
| Measure | August | November |
|---|---|---|
| GAAP earnings | 0.37-0.39 | 0.265-0.275 |
| AFFO | 1.58-1.60 | 1.625-1.635 |
| Normalized AFFO | 1.59-1.61 | 1.600-1.610 |
The AFFO midpoint rose four cents, while the normalized midpoint increased half a cent. Higher expected depreciation and lower expected real estate sale gains help explain the lower GAAP forecast.
